30% haircuts seem entirely possible, if one isn’t paying NYC rents.
Or regular retail in NYC is already much higher because of NYC rents.
Do they even HAVE supermarkets (with parking lots) in NYC? I don’t ever recall seeing any.
Zabars, yes. Walk in walk out. Basement level shopping too.
But in my travels, there are places that chop 25% from chain grocers.
In CO at major chains, produce runs 2 to 3 times what I could find in AZ at smaller operations.
And some outlets run double even those (organics, TJs, WFoods, etc)
CG informed me that Manhattan has grocery chains. Its Whole Foods.
So yes, there’s room for a haircut there.
The real challenge will be to run it anything like a business, using patronage employees.
